Basics of the VA Loan
The VA loan program was created after World War II to help veterans achieve the American dream of homeownership, which they might not be able to afford otherwise. Since its creation, the VA loan program has helped more than 18 million veterans and service members own their own homes.
Competitive interest rates, no private mortgage insurance, and no down payment are just a few of the reasons a VA loan is a great choice. Because lenders get a guaranty from the VA for VA loans, lenders can be less strict when qualifying potential borrowers.

VA lenders typically require a 620 credit score or higher, while conventional lenders often require at least a 700 credit score to qualify. Conventional loans can also require a 20% down payment, while VA loans are some of the last 0% down home loans available. VA loans also can help military borrowers avoid the monthly expense of private mortgage insurance, which often required when financing more than 80% of your home’s value through a conventional loan.
VA Loan Eligibility
Often, the first step to using your VA loan benefits is determining if you meet the loan program’s eligibility requirements. To be eligible for the VA loan program, you must have served at least the following:

  • 90 consecutive days during wartime
  • 181 consecutive days during peacetime
  • More than six years of service in the National Guard or Reserves

Some surviving spouses of veterans who died from a service-connected disability or while in service may also be eligible.
